We aim to realize a stable dividend, considering to build up a portfolio centered on hospitality assets that can anticipate stable demands from domestic corporations and domestic tourists, i) maintaining a fixed-rent ratio to a certain level, and ii) diversifying hotel operators and investment markets.

By implementing assets with partial variable leases, the rent of the assets would take in the changes in unit price of the hospitality services, and the sensitivity to the fluctuations of economy and interest-rate would be relatively higher than that of the other assets with fixed-rent.
