Diamond Realty Management Inc. (DREAM), a 100% subsidiary of Mitsubishi\u3000Corporation (MC) today announced it has been awarded a non-discretionary mandate to\u3000invest in Japan Core-Plus Logistics on behalf of Employees Provident Fund Malaysia\u3000(EPF). In this mandate, DREAM will act as an asset manager and program advisor to\u3000advise the acquisition, disposition as well as to actively manage the portfolios. MC will\u3000also be sponsoring the mandate by way of capital contribution. The mandate represents\u3000EPF\u2019s first direct real estate investment in Japan.<\/p>\n
Along with the launch of this mandate, DREAM has advised the acquisition of a seed\u3000portfolio which comprises five logistics properties located in the Funabashi and\u3000Tokorozawa areas within Greater Tokyo and which were wholly-owned by MC via an\u3000SPC. <\/p>\n
The mandate will focus on Core-Plus logistics strategy in Greater Tokyo and selected\u3000Japanese cities as a sector offers a number of attractive investment characteristics. It\u3000aims to generate attractive risk-adjusted returns by acquiring, managing and improving\u3000income-producing assets. Key elements of the strategy is to preserve stable income\u3000stream however it also aims to enhance rental income through active asset management\u3000including re-tenanting or leasing of vacant spaces, securing high quality tenants.<\/p>\n
